Terms and Conditions

 

RESERVATION CONFIRMATION: Reservation is confirmed once required payment, completed Rental Agreement and a photocopy of driver’s license is received. Dates will be held for 48 hours to allow time to return these items.

CHECK-IN IS 3 P.M. EST AND CHECK-OUT IS 10 A.M. EST.

MINIMUM AGE:  The Guest making this agreement must be 25 years or older. Guest must be present for the duration of the Rental. Anyone under the age of 21 must be accompanied by a parent or guardian.

MAXIMUM OCCUPANCY: The maximum number of guests is limited to 8 persons. Rental fee includes 6 persons, to include children, toddlers and newborns. There is an additional charge of $15.00 per person per night for guests in addition to the above. Unauthorized extra guests could result in eviction or non-refund of security deposit.

Having more overnight guests over the maximum occupancy will result in forfeiture of the damage deposit.

SMOKE- FREE: This is a non-smoking Cabin. Any evidence of smoking inside the Cabin or Porch will result in forfeiture of the damage deposit.

PET FREE: Pets NOT permitted.

CHECK-IN POLICY: Guest will be provided with the Cabin entry information approximately seven(7) days prior to check-in. Upon entering the cabin, we ask Guest to do a quick walk-through inspection and notify the Homeowners of any deficiencies as soon as possible; but not later than 24 hours from check-in.

MINIMUM STAY: This property requires a 2-night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 2 days, the guest will be charged the 2-night rate.

SYSTEM FAILURE: In the case of failure of a system or amenity during your stay, including but not limited to, water, sewer, heating, air-conditioning, electrical, mechanical, ventilating, structural systems, major appliances, or entertainment equipment; We will make every effort to promptly repair them. The Guest agrees to permit access to the Cabin to make repairs. The Homeowner shall not be liable to Guest in damages, and NO REBATE OR REFUND will be given for such temporary failure.

ACT OF GOD, ETC: The Homeowner shall not be liable for events beyond his control which may interfere with Guest’s occupancy, including but not limited to, Acts of God, power outages, acts of governmental agencies, fire, strikes, war, and inclement weather, including flooding. No rebate or refund will be offered in these circumstances.

SHORTENED STAYS: There shall be no refunds due to shortened stays or ruined expectations due to work and family emergencies or other commitments.

DISH SATELLITE TV &HIGH SPEED WIRELESS INTERNET are provided. No refund of rents shall be given for outages, lack of content, speed, access problems, lack of knowledge of use or personal preferences with regard to services.

DAMAGE – Damage Deposit: A Damage deposit of $300.00 is required. This must be received with Final payment.  The damage deposit is NOT applied toward rent: However, it is fully refundable within (15) days of departure, provided the following provisions are met.

1. No damage is done to Cabin, its contents or the Property and belongs, beyond normal wear and tear.  Any additional cleaning fees will be  itemized and deducted from the damage deposit.

2. No charges are incurred due to contraband, pets, or Rental Agreement policy infractions.

3. All debris, rubbish, and discards are properly bagged and placed in the blue trash bin in front of the cabin. There will be a charge of $15.00 deducted from damage deposit for trash that is not bagged.

4. No linens are lost or damaged.

5. No early check-in or late check-out.

6. The renter is not evicted by the owner (or representative of the owner) or local law enforcement.

RENTAL RATE & FEES:

Reservation Deposit: A deposit of 50% of rent plus taxes is due at time of  booking. The deposit is  applied toward the rental fees and is subject to our   Cancellation Policy as outlined below. If the rental is  booked less than 30 days in  advance of your stay, the total charges are due upon receipt of this agreement.

PAYMENT: Acceptable payment methods are personal check, cashier’s check or credit card through PayPal. If paying through PayPal there is an additional 2.95% Convenience fee. Checks  are subject to bank clearance. If reservation is being made within 21 days of the check-in date, payment will only be accepted through PayPal. Returned checks will result in immediate cancellation of the reservation. Any funds previously received will be subject to our cancellation policy plus any bank fees for the returned check.   If payments are not received on time or if your credit card is declined, the reservation may be canceled and previous payments become non-refundable in compliance with the cancellation policies listed below.

CANCELLATION POLICY: If Guest cancels his/her reservation, any payment made will be refunded as follows:

100% (less $100.00 cancellation fee) if canceled 61 days or more prior to the Check-in Date

50% if canceled between 60 days to 31 days prior to the Check-in Date

0% if canceled from 30 days to Check-in Date

Damage deposit is 100% refundable in all cases of cancellation.

If full payment is not received at least 30 days prior to the Check-In Date, Homeowner may, without notice to Guest, treat the failure to pay as a cancellation by Guest of the reservation, may rent the property to another person, and may deal with the 50% Reservation Deposit as provided under Guest Cancellation Policy as a Guest cancellation. A signatory Guest of this agreement must make all payments.

FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will not be permitted to check-in.

WRITTEN EXCEPTIONS: Any exceptions to the above-mentioned policies must be approved in writing in advance.

TRAVEL INSURANCE: We recommend you purchase trip cancellation insurance.

LOST BELONGINGS: The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. If Guest desires that lost items be returned there will be a $25 fee paid to our Housekeeper for her time, plus postage. Please make sure before leaving to check for all your belongings.
